General

Our homes in Páirc na Rí have been carefully planned and designed to the highest standards of workmanship and quality of materials. These homes are stylish, elegant and possess the highest levels of energy efficiency which ensures functionality and comfort of living throughout.

Structure

All of the homes in Páirc na Rí are traditionally built homes using masonry blocks with pumped cavities. Ground floors are concrete with the first floor constructed with timber joists. Internal walls on the ground floor are concrete blocks with stud partitions throughout the first floor. The roof is constructed with prefabricated roof trusses and covered with Berona fibre cement slates. All of the homes are insulated to the highest standard and fitted with triple glazed uPVC windows meaning that each home will have an A rating and are covered by a ten-year structural warranty from Homebond.

Heating & Ventilation System

All homes in Páirc na Rí have been designed to achieve the highest levels of energy efficiency. All dwellings feature A-rated Samsung Heat Pumps with a Joule heating and hot water systems. The ground floor has underfloor heating throughout, with radiators on the first floor producing high levels of comfort and efficiency.

This high energy efficient system provides thermostatic control for each zone for maximum comfort at minimum cost. Each home is also fitted with an AXCO Mechanical Ventilation Heat Recovery System. These systems provide constant clean, warmed fresh filtered air throughout the house while contributing to the energy efficiency of the home. This system reduces and eliminates surface condensation and also improves indoor air quality throughout the home and enhances heat distribution.

Internal Finish

The internal finish of each home is carried out to the highest of standards. Internal doors are white primed solid doors providing modern design to enhance each home. High quality architraves and skirtings will receive a fine painted finish. All internal walls and ceilings are fully decorated in a contemporary shade of Oxford White paint. The floors will be left ready for you to select your tiles, timber floors and carpet to make this home your own.

Kitchen / Utility

All of the kitchens in Páirc na Rí feature modern designs with elegant and smooth finishes. The kitchens are designed to maximise space and functionality with provision being made for your oven, hob, extractor, dishwasher and fridge freezer. The utility rooms are plumbed for your washing machine and dryer. Each home also features additional dedicated storage space.

Bathroom / En-Suites

Your bathroom and ensuites are fitted out with modern and stylish bathroom ware with high quality shower doors and bathroom screens included. All of the bathroom fittings are elegant and sustainable providing lasting quality with modern design. All of the wet areas and floors in the bathrooms and ensuites are tiled with a modern porcelain tile enhancing style and function.

Electrical

All of the homes in Páirc na Rí have a functional and well designed electric scheme with each home having its own specific design. Each home is wired for TV, broadband and telephone, with high-speed fibre broadband available ensuring flexibility when working from home.

External Finishes

The homes in Páirc na Rí possess stylish external features throughout including natural sandstone and painted render with modern elegant windows and doors. The attractive flat Berona slates together with the aluminium gutters and PVC fascia combine to give a modern and contemporary look.

Each home has a large grassed back garden with a generous paved area. Access around each home is provided by concrete footpaths with paved pathways to the front. The common areas to the front will have attractive and generous landscaped areas and decorative stone.

Extensive use of hedging and a wide variety of attractive and colourful shrubs and plants will be spread throughout the estate. The combination of shrubs, hedging, trees and extensive colours will enhance the liveability of Páirc na Rí and natural landscape.

There is a play area incorporated into the main green area of the estate connected by pedestrian pathways.
